Special Owner’s Meeting
4th
Ave South and Lake Street
You should be
receiving a special Owner’s meeting packet in the mail if you haven’t already.
This meeting
is necessary to adopt the Bylaws amendment allowing expansion of the Board from
three to five members. This requires the majority of the total
ownership. It is important that you
attend or return your proxy.
Secondly, we
will be holding an election for Board members
We will meet
in the chapel east of the church on State and4th Ave South. The chapel and a
large parking lot are on the east side of the main church; take the first left
driveway as you drive east on 4th Ave South.
Landscape:
We have an appeals hearing scheduled for Feb 19; we will be represented
by an attorney.
Water
Leaks: We had
two major water leaks in late December involving six Units in Buildings D and
F. Both will require filing a claim with
our master policy. Both occurred in
Units where the Owners were not present for an extended period of time.
Please
remember to shut off your Unit water and open the utility sink faucets during
extended absences.
Plumbing
Inspection: AA
Plumbing performed an inspection of the plumbing drain piping recently. One
sink/laundry drain in B Bldg had sediment buildup which appeared to be due to
very low usage or water flow. and just needs some
water flow to scour it out.
The conclusion was that a general jetting (cleaning) of the
system was unnecessary, and that most of the backup caused in the past was
likely caused by low usage and long periods of Owner absence. Allowing paper to dry in the pipes creates
temporary dams which can cause a backup until they saturate with water and
finally move through the system.
