OWNER UPDATE

Christmas Tree Removal:
Behind the 5th Ave S. Mail Boxes by January 6th.
Election of Directors:
The Board of Directors and Owners in
attendance at the Annual Meeting on December 16th were advised by
the Association’s Attorney that the original Bylaws specify that the Board
shall consist of no more than 3 Directors, even though we have been operating
with 5 Directors for 10 years. Therefore, an election of new Directors would be
a perpetuation of an illegal Board and not allowable. So, no election was held
and the three remaining Directors, Ken Allender, Glenn Luther, and Jim
O'Sullivan will remain as the three Director Board. The Board will consider the
options for changing the Bylaws on the number of Directors and other related
issues following the holidays.
It appears that the original Board of Shumway consisted of the Developer's officers and was
expanded to 5 without proper consideration of the legal process.
Owners will be advised of all action taken.
Pipe Leaks:
Shumway experienced two pipe leaks in December, both
originating in vacant units. When leaks occur in vacant units, it is always the
owners below who discover the leak, and by then a lot of damage has occurred.
As noted in the Extended Absence Checklist, please shut
off your unit master water valve located above your hot water heater and crack
open a hot and cold faucet at one of your sinks. This can save thousands of
dollars worth of damage.
All of the unit water piping runs in the unit
ceiling, so if you detect water from the ceiling, immediately turn off your
unit master water valve and then call you neighbors above and ask that they do
the same. Mop up as quickly as you can to limit damage.

at (425) 822-5505. MaintCo has someone on call 24/7
and can assist in cleanup and repair.
Elevator Emergency Telephone:
Also in December we had two false
emergency telephone calls from the H and B buildings. Someone pressed the
emergency telephone button or picked up the phone, and then did not respond to
the emergency operator. The elevator company must respond when the operator
cannot establish if the caller is in trouble or not. During the holidays, each
response costs the Association $1000.
We will be paying $2000 for those two incidents, so
please help educate your guests to leave the elevator emergency phones alone,
or if a grandchild picks up the phone before you can react, respond to the
operator so they know you are not in trouble.
