Going Up?
If you’re going to
need the elevators for example: moving in, moving out or moving furniture that
needs the elevator pads, call my office to have the pads put up. They will be
taken down the following day if no other arrangements have been made.
Are you covered?
Homeowners who will
be doing construction work of any kind the vendor needs to put down paper
runners in the common element areas within the building. If this is not done
before work starts then the vendor will be asked to stop work until it is
completed.
Bottles, Papers and Cans:
We all want to help
planet earth with recycling. Please follow the rules of what can go into the
recycle bins and what cannot. These bins are set up for the convenience of each
homeowner.
Our janitorial service (maintenance) is trying to be as quiet as possible in the mornings so we are asking for your
help with mixing your recyclables.
Paper, bottles and newspaper can all go into one bin. Separating is not
needed as everything gets dumped into one truck.
Hanging

Do not penetrate the stucco surfaces of the building in any way either in common areas, limited common areas or elsewhere. We recently underwent extensive stucco reconstruction, paid for by litigation settlement. To do so again would cause a substantial assessment of the homeowners. No one wants that.
Decks
Be very careful of deck surfaces. Potted plants of any kind, unless artificial, must be elevated above the surface to permit air circulation or destruction of the surface will occur. This surface is extremely expensive to repair.
Before Remodeling
If you plan to make alterations to your unit it is important, before these are made, to notify the Board of Directors. If you plan to replace carpeted areas with hard surface flooring you must also obtain from any unit below yours written approval to make the change. CC&Rs clearly state that if you replace carpeted flooring with hard surface, wood, tile, etc., you are required to provide a carpet on traveled areas to reduce impact of the noise on the unit below.
Smoking
Shumway is a non – smoking property (limited common and common elements). When having guests or a vendor on site please remind them to smoke off site or within your unit. Patios / decks are considered limited common elements.
Be courteous to your neighbors when having live plants on your decks / patios next to the rails, please remember that leaves may fall to your lower neighbor’s decks / patios.
