

General Information - All Buildings
This page is an unfinished attempt to help Shumway owners maintain their units and understand how thinks work. You have to live here a while before you discover all the keys, fobs, ways to repair things and where to get specific replacement parts. Captured here are some of the main issues discussed in association board meetings and picked up from various friends and neighbors. If you have discovered a “fix” to some malfunctioning or broken equipment, a way to get in and out that others should know about, or just a simple improvement in the quality of life at Shumway, please feel free to drop me a line and I will be happy to include your suggestion.

ACCESS - Condo Gates and Doors
- Power Outage
- In case of a power outage or access system failure all building gates in the Shumway complex can be opened by key.
- Owners should have been given keys to their building stairwells and gates when the unit was purchased or when a change was made to the total locking system by the association.
- A key to open the “car gate” in each building is kept in a key box in each building’s elevator control room. You can unlock the main power box on the car gate, turn off the main power switch (if the power is on), then push the car gate open by hand. If you need to use a key, please be sure to return it to the key box when done.

- FOBs
- Access to all the buildings in the Shumway complex is both by key &/or by FOB.
- Additional FOBs can be ordered from the Shumway Property Manager.
- The current price is $35 per FOB.
- Kirkland police require the association to maintain a list of serial number for each FOB and to whom it is assigned. The purpose is in case of theft they will be able to check the Shumway computer record to establish access information.
- If a FOB stops working you can obtain a replacement from the property manager at no charge.
- Remote Garage Door Openers
- The original owner should have given you two (2) car gate remotes when you moved in. If not you may need to order a replacement.
- You can contact the Property Manager for instructions (they may have a spare), or order a remote off the web.
- The ten digit codes for the main entrance and the building car gates are set by the association. You will be notified if they change.
- Access to all Shumway car gates is by a 300 MHz remote (walk in gates use a FOB reader system).
- If you order a remote on on the web, Stanley or Linear model 3083 or model 4120, Multi Channel, two button is most often used,
but any 300 Mhz model will work if the ten digit code switch is configured properly.
- Contact the Property Manager if you buy a new remote in order to gain access to the password to see the codes on this web page.
- Additional remotes can be ordered through the association or purchased on your own. They run from $10 to $25 each.
- Learning remotes, such as the ones build in to your car, can also be used if they run at 300Mhz.
- Keys
- Access to all the buildings in the Shumway complex is both by key &/or by fob.
- Each owner was issued a key to their unit and a separate key to the common areas and doors in their respective buildings when they purchased the unit.
- The key for your building's gates will also work on the two main entry gates (Lake Street and 5th Avenue).
- Your common area keys can not be duplicated on your own. Please ask the Property Manager for duplicates.
Long Term Absence
Do's & Don'ts" as you prepare for a long trip or just want to make sure your unit is properly maintained are available here.
Failure to take reasonable and timely action can potentially void your insurance coverage. For example, if a water leak occurs and is left unattended for two weeks or more, some insurance carriers are refusing to cover the loss. They assume the unit has been “abandoned” if mold is growing in a water leakage area, which can occur in about two weeks.

Kitchen
- Halogen Strip Lights (under cupboards)
- The halogen strip lights installed under your kitchen cabinets have a small transformer which is prone to burn out every 3 to 5 years. The transformer is located under the kitchen sink manufactured by Hatch Transformers Inc., Tampa, FL. (813) 288-8006. They do not sell directly to Shumway owners.
- Hatch’s main distributor is Candela Corp., (800) 922-9226. Price for a model VS12-150SG transformer (which is what I had) is $91.37, plus shipping and handling. I could not find a way to order off the web so called them direct to order.
