NOTICE TO OWNERS - August 11th
Hello buildings A and B,
Commercial Fire is planning to be back at Shumway to finish the sprinkler head replacement and trim in buildings A and B this Thursday and possibly Friday (August 13th and 14th).
They only need to work on your balconies, as they will be installing the trim pieces to the sprinkler heads, and would like access through your residences. Units that do not need access are A301, A302, and B302. We would like to coordinate access through all other units if possible.
If it is not possible for you to be home on Thursday, the contractors will access your balconies by ladder.
Please let me know if you will be available to let the contractors in.

NOTICE TO OWNERS - August 5th
Dear Shumway Owners,
The sprinkler head replacement project is mostly complete. Thank you for your cooperation and patience through this sometimes trying process. We had great success with this project, largely due to your flexibility and understanding. Thank you!
We will be returning keys to Shumway owners Next Wednesday, August 5th. You may come to Building G parking garage between 4:00 and 6:00 pm to pick up your key. If you have already made other arrangements to receive your key, please dis-regard this message. If you cannot make this appointment, please email me, and we can make other arrangements.

NOTICE TO OWNERS - June 26th
Dear Shumway Owners,
The fire sprinkler replacement project is going well. As planned, we will be starting work on buildings H and A next week (June 29-July 3). Building H will be done first on Monday and Tuesday, then A will be Wednesday and Thursday.
Tentatively, the schedule will be this:
Monday – Building H – Top Floor and part of Middle Floor
Tuesday – Building H – Middle and Bottom Floors
Wednesday – Building A – Top Floor and part of Middle Floor
Thursday – Building A – Middle Floor and Bottom Floor
This is a tentative schedule, and is subject to change. If you have not given us a key, you must plan on being home, and remaining flexible in case of schedule changes. You can plan on about 1.5 to 2 hours per unit.

NOTICE TO OWNERS - June 1st
Dear Shumway Owners,
As you know, the Shumway Condominiums will be undergoing a fire sprinkler-head warranty replacement project beginning on Monday June 15th
Project Description (written by Joel Benoliel)
Many years ago, Shumway was notified that the sprinkler heads used in the original construction of Shumway by the developers were part of a nation-wide recall due to a defect that had been discovered. While none of our sprinkler heads had ever experienced a failure of the type described in the recall, there is a risk that they would not perform properly in case of a fire.
We filed a claim with the manufacturer for replacement of our recalled sprinkler heads along with many thousands of others across the country. As a result of this and other issues, the manufacturer of this equipment went bankrupt, and insurance carriers took over the responsibility for sprinkler head replacement. We have been waiting in line for our turn for years, and finally this year, we were notified that a contract had been granted to a local fire sprinkler company (Commercial Fire Protection Inc.) to replace each and every sprinkler head at Shumway, both in the common areas, and inside the units of each Homeowner.
There are over 400 heads in the common areas alone, so this is a big job, and will require the cooperation of each Homeowner to accomplish the project. In order to preserve our insurance coverage, there can be no exceptions. Every unit will need to be accessed and corrected per the contractors schedule.
Cooperation & Access
The cost of this process is covered by insurance, unless access is delayed or denied to any unit.
It is of the upmost importance that we provide access to the contractor per their schedule. Any delay to gain access to a unit, will result in additional time and therefore, a charge to the owner of that unit.
A tentative schedule has been set (see below). However, we must maintain flexibility, as it is possible that this schedule will speed up or slow down. The contractors need to move from one unit to the next, so the exact time of each unit may vary.
In order to accommodate the contractor’s schedule, we will serve as the keeper of all units keys. Madrona Real Estate Services, LLC will maintain a secure key storage and issuing system at our office located in Seattle. We will issue keys to the contractor one building at a time.
If you do not wish to provide your keys to Madrona Real Estate Services, LLC and the contractor, then it will be your responsibility to be present at your home to provide access at the scheduled day and time for your unit.
It is imperative that the contractor has access to your home per their schedule. Any delay caused by an owner (or an owner’s agent) not being present to allow access will result in additional cost to the owner of that unit. Costs could be well over $2,000.00 for sprinkler head replacement for an individual unit, and would include the cost to drain the entire building’s fire sprinkler system, and possible fire watch cost in the event that the work takes more than a day.
Keys
Madrona Real Estate Services, LLC was available to collect keys at Shumway on Wednesday June 10th and Thursday June 11th . If you were unable to provide a key at that time and still need to do so, please contact Mike Todd (project manager) directly.
Furniture and belongings
The contractor needs clear access to all sprinkler heads within each unit. This means that all furniture (except beds – see note) will need to arranged by the homeowner, and located so that a ladder can be placed directly below each sprinkler head. (Note: If a head is located over a bed contractor will put a drop cloth on the bed and then run scaffold planks over the bed that are supported from a ladder on both sides of the bed)
Furthermore, closets will have to be emptied enough to provide access to the sprinkler head and to allow the placement of a ladder beneath it.
Schedule

June 15 – 19: Buildings F & G
June 22 – 26: Buildings C & E
June 29 – July 3: Buildings A & H
July 6 – 10: Buildings B & D
Misc.
Since the fire protection system must be drained to do this work, the contractor will be concentrating on one building at a time, and will make sure that the system is re-charged and operational each night. If the contractor encounters difficulty, and cannot re-charge the system prior to 5:00pm, we will provide a security guard to act as “Fire Watch”, until the system is up and running the next morning.
